Purpose of Periodic Inspection & Testing

The purpose of periodic inspection & testing is to provide an engineering view on whether or not an installation is in a satisfactory condition where it can continue to be used safely.

A detailed visual examination of the installation is required, together with appropriate tests. The tests are mainly to confirm that the disconnection times stated in BS 7671 are met.

The periodic inspection & testing is carried out, so far as reasonably practicable, for;

a) the safety of persons & livestock against the effects of electric shocks & burns

b) protection against damage to property by fire & heat arising from an installation defect

c) confirmation that the installation is not damaged or deteriorated so as to impair safety

d) the identification of installation defects & departures from the requirements of BS7671 that may give rise to danger

How often should I get my electrics tested?

An EICR at a domestic property is recommended every 10 Years but it is not uncommon that this gets ignored for much longer periods.

For Landlords, new regulations state that the rented property must be Inspected & Tested at least every 5 years but it is also recommended with change of tenancy to be certain that previous occupants haven’t damaged or altered the installation. Commercial & Industrial properties are recommended to be Inspected & Tested at least every 5 years or change of occupancy. What should I expect from an EICR?

When we carry out an electrical inspection, we do both visual checks and electrical tests. Visual checks include looking behind a percentage of sockets, switches, light fittings & other electrical equipment for damage and deterioration. We check your distribution boards to make sure they are in good condition and comply with current regulations, correct safety earthing arrangements, polarity and functioning of all RCD & various trip switches.

If we find the condition of the installation to be of low standards, we would need to investigate further so we can deliver an accurate report of the true condition. Anything that we feel is not safe will be photographed and included in the report so you are aware of any issues and we can also provide you with a free quotation for any repairs.
